Assistant/ Associate Project Manager – Commercial / Industrial Construction 

An established general contractor is looking to add an experienced Assistant/ Associate Project Manager to its Commercial/Industrial division in Vancouver. This role supports the delivery of commercial and industrial construction projects valued between $10M and $50M. The successful candidate will assist in overseeing project execution, coordinating trades and consultants, and ensuring resources are effectively managed to deliver projects on schedule and within budget. Strong leadership, organization, and communication skills are essential, along with demonstrated experience supporting mid-to-large scale construction projects.

Key Responsibilities:
  • Perform construction estimating and quantity take-offs
  • Work closely with the estimating team to develop and monitor overall project budgets
  • Prepare, track, and maintain all RFIs and related documentation
  • Implement and manage project control systems including procurement logs, submittal registers, and change order tracking
  • Review shop drawings and submittals for accuracy and completeness prior to consultant submission
  • Conduct regular site visits to monitor progress and ensure work aligns with contract documents
  • Prepare cost reports, forecasts, and financial updates
  • Review and approve monthly progress draws and invoices
  • Draft and issue subcontracts and purchase orders
  • Coordinate occupancy permits and substantial completion documentation
  • Manage post-construction activities including deficiencies, closeout documents, warranties, and maintenance requirements
  • Analyze drawings, specifications, and permits to confirm scope, sequencing, and scheduling requirements
Qualifications:
  • 3–5 years of experience in a Project Coordinator or similar role within new construction or tenant improvement projects
  • Experience supporting multiple projects from pre-construction through closeout, including industrial and commercial builds
  • Strong document management and organizational skills
  • Proven ability to maintain schedules and budgets
  • Prepare and distribute meeting minutes; coordinate and attend client meetings
  • Generate weekly progress updates and reporting for stakeholders
  • Review and update short-term (look-ahead) schedules
  • Foster positive working relationships with project teams, clients, consultants, and suppliers
  • Familiarity with construction accounting systems and estimating software (experience with Procore is an asset)
  • Demonstrated initiative, problem-solving skills, and commitment to delivering value to clients
  • Strong written and verbal communication skills, with the ability to clearly explain technical details
  • Effective leadership and team collaboration abilities
  • Local experience in ground-up construction projects required
  • Strong attention to detail, particularly in finishing stages
  • Valid driver’s license and reliable transportation
